sbh.uk Project Manages New Kellogg Warehouse

Distribution property specialist sbh.uk has successfully project managed the construction and fit-out of a new 30,700 m² warehouse for Kelloggs in only 29 weeks, four weeks ahead of the original programme. Working in close co-operation with main contractors Norwest Holst Construction and selected specialist contractors, the sbh.uk team was able to respond to Kellogg’s specific requirements and completed the fast-track project without disrupting production in the adjacent factory.

Operational fit-out started some six weeks before practical completion to ensure the building would be operational as soon as possible.

The new finished goods facility is located on Electric Park Trafford Park, Manchester, close to the company’s existing factory. Set on a 17 acre site, the 14m high building can accommodate 32,000 pallets on four pallet levels, each with the extra height required to take light but bulky breakfast cereal packs. Cereal and snacks arrive from three UK plants, one of which is the world’s largest cereal manufacturing plant.

With 24 dock levellers and loading doors, two level access doors and four automatic loading doors for factory intake, the building has sufficient capability to handle peak demand throughout the year. The development includes a two-storey office block, a separate loading bank office, gatehouse, and space for 137 cars and 78 lorries. A rail canopy and private sidings are planned and the building design allows for connection to the nearby rail freight terminal.

Careful pre-planning ensured that the new building is equipped with Kellogg’s advanced IT infrastructure, linked to their existing network. Construction work was planned and implemented to ensure a clean, dust free-environment essential to food storage.

According to Norwest Holst Construction’s Peter Doyle, close co-operation between all parties was a vital ingredient in the project’s success. “This is the fourth project where we have worked with sbh.uk, and strong working relationships with all the leading contractors including M & E contractor PWP, steelwork supplier Severfield Reeve, Hathaway roofing and cladding and Stanford Floors helped build a sense of teamwork and co-operation, as we all got to know how each company operates. The site was located about a mile from the road and mains services infrastructure and handling such a complex task was far simpler working with people we knew and understood.”

Mark Hamilton from Kelloggs commented: “Completing a 30,700 m² warehouse ready to store product in only 29 weeks after site works started is a tremendous achievement and testament to the abilities, dedication and co-operation of everyone involved in the project.
